Crawford Diamond Flynn LLC has been helping homeowners’ sell their homes since 1939, and can assist in all, or selected, steps in the process, and whether the property is being sold with or without a real estate agent, or to a developer or family member.
Before signing a listing agreement with a real estate agent, it can be reviewed and changes negotiated and made, as can agreement of sale offers received after the listing.
We also assist buyers of property with the same services available for sellers.
Settlements
Crawford Diamond Flynn LLC and Thomas Flynn is available for settlements to review all the documentation that must be signed, including the deed, buyers and sellers disclosure forms, mortgage documentation, the settlement sheet, and a number of regulatory forms that are a part of the settlement process. The paper deluge at a settlement table can be overwhelming; it can be a relief to have an attorney there who doesn’t have a vested interest in the property and has experience sitting through 2 hour or longer settlements to sift through the documentation with client, handle any complications that arise, and lookout for things that are out of the ordinary.
Leases
Legal assistance is available for residential and commercial real estate leases, including negotiating, drafting, and consulting about leasing documents.
Tom Flynn is a member of the Willistown Township Zoning Hearing Board since 2015 and his general knowledge about real estate matters has been informed by the many zoning applications he has presiding over and decided with his fellow board members.
